Projects Requiring a Building Permit

A Building Permit is required for any new construction, enlargement or major renovation of a structure within the County including but not limited to the following:

  • Additions to Existing Buildings, Including New Kitchens, Bathrooms, Porches, Patios or Greenhouses
  • Any Change in Use of an Existing Building, Whether or Not Alterations Are Required
  • Any Interior/Exterior Work Involving Utility Replacement
  • Creation of Any New Dwelling Units in Existing Buildings, or Major Rehabilitation of Existing Units
  • Fences
  • Garages, Storage Sheds and Carports
  • New Homes
  • New Installations of Solid Fuel Burning Equipment and Chimneys
  • New Residential, Commercial, Industrial or Public Buildings
  • Structural Alterations to Any Existing Buildings
  • Swimming Pools, Either in-Ground or Above Ground

Projects That Don't Require a Building Permit

  • General maintenance work
  • Insulation and storm doors and windows
  • Painting
  • Repair of porches, steps, or walks

Permit Application Procedures

Permit applications should be accompanied by scale drawings and construction documents showing the following information:

  • Building construction documents including plans, elevations, sections and specifications in such detail as the Building Inspector shall require
  • Building setbacks from all property lines
  • Locations and sizes of any proposed utility lines
  • Locations of any existing and proposed structures on the property
  • Lot dimensions and boundaries
  • Proposed landscaping and site features such as driveways, parking areas, sidewalks and plantings

For any new building other than a one or two family accessory structure, the site plan must be reviewed and approved before a Building Permit may be issued.

Permit Fees

Square footage is based upon exterior foundation dimensions. Areas to be included in calculations include all stories except basements or cellars if not finished as living space. An additional 2% levy fee also applies.

Zoning Permit: $35

New Building, Repairs, & Additions

Commercial New Build: $0.20 per square foot with a min. of $75
Commercial Remodel$0.15 per square foot with a min. of $60
Critical Structures: $150
Demolition: $25 if structure is deemed unsafe; $50 for residential structures; $75 for commercial structures
Exemptions: Churches; local, state, and federal agencies; farm use; ordinary repairs
Manufactured Home: $75 for single, $150 for double wide
Residential New Build: $0.12 per square foot with a min. of $50
Residential Remodel: $0.08 per square foot with a min. of $40
Revalidate Permit: $25 within 1 year of cancellation
Residential Storage Buildings: $0.05 per square foot with a min. of $15
Commercial Storage Buildings: $0.10 per square foot with a min. of $30
Above Ground Swimming Pools: $50
In Ground Swimming Pools: $75
Towers: $150

Mechanical

HVAC Systems: $25 for residential ; $50 for commercial
Storage Tanks: $50 for removal or installation
Emergency Generator: $50 for residential ; $75 for commercial

Electrical

Additional Wiring: $3 residential, $10 commercial
Residential Electrical Permit: $35
Commercial New Service: $0.15 per amp (single phase),$0.20 per amp (three phase)
Temporary Service: $1 per 10 amp (single phase)

Plumbing

Commercial Fixtures: $50
Residential Fixtures: $1 each, $0.50 per house bib
General Replumbing of Home: $15
Sprinkler: $0.15 per square foot

Plan Review

Large Commercial Projects/E&S Projects: $100
Adjustments to Approved Plans: $50

Signs

Up to 100 Square Feet: $25
100 to 200 Square Feet: $50
Above 200 Square Feet: $100
